WANTED: Independent Work Planner/Project Coordinator (Full-time)

What are you going to do?

In the role of work planner / project coordinator, you are one of the important coordinating links in the construction team that carries out one or more projects. The team consists of one or more work planners / project supervisors and an executor. Together you ensure that the project is organized within the schedule. Consider requesting quotes, making quote comparisons, purchasing in consultation with management, drawing up and monitoring the schedule, identifying and recording additional and reduced work.

FULLHOUSE is a building real estate developer based in Rotterdam and with a strong focus on housing construction in (the surroundings of) Rotterdam. With a high degree of creativity and commitment, we tackle the development and construction of real estate projects with both hands. FULLHOUSE finances, develops, builds and manages real estate with the aim of improving the living, working and living environment. Both complex inner-city new construction projects and creative transformations. From our office in the bustling center of Rotterdam, we work with our partners on our projects every day with dedication and pleasure in a team of 12 professionals. FULLHOUSE is growing quickly and ambitiously, so we are looking for an enthusiastic person in the short term who will work with us to realize our construction activities in the field of renovations and transformations.

What makes this job special?

We exclusively build our own projects that we develop ourselves and often also invest in. We also have the ambition to also build for external parties in the near future. We therefore have a broad view of real estate and look further back than the start of construction and further ahead than delivery. Together with the project developers of FULLHOUSE, you can contribute ideas during the development phase, for example in the feasibility assessment of new initiatives. We also serve the interests of creating good homes, so we constantly monitor the investment portfolio and market development and coordinate this with the development and construction of new projects. This working method enables us to tackle complex assignments.

Examples of projects that have been completed or are in the development or construction phase:

• Restoration of 5 historic buildings in Rotterdam North, 18 rental properties and 4 owner-occupied properties;
• Transformation of the Vreewijk School Complex, 73 rental properties;
• Transformation of Schiedam East school, 17 owner-occupied homes;
• Foundation repair and renovation of rental properties, Kralingen, 21 buildings;

What are your qualities?

As an (experienced) construction work planner/project coordinator, you have a proven track record in independently realizing projects in existing real estate. HBO working and thinking level and knowledge of maintenance and renovation is a big advantage. Relevant work experience in construction is a must.

In addition, you recognize yourself in the following characteristics:

• Enthusiastic, accurate, flexible, stress-resistant and can switch quickly;
• Team player and communicative, but can also work independently;
• Creativity and well-developed planning and organizational skills;
• Architectural, technical and financial insight;
• Hands-on management of the construction team within the organization;
• Strong analytical skills with a practical approach;
• Problem solving and optimistic attitude;
• Punctual and maintains an overview in complex situations;
• Good command of Microsoft Office; (Word, Excel, Outlook, Project, Power Project)
• Good command of CAD (3D/Bim) programs
• Fluent in Dutch and good at the English language, spoken and written;
• Preferably living in/around Rotterdam.
