Good news for the Museum Quarter in Vlaardingen: the building permits are now final, and construction of the homes has officially begun.
At the Westhavenkade and Vetteoordskade, we are transforming 10 national monuments in Vlaardingen into 79 sustainable homes.
The planning process involved close collaboration with the Municipality of Vlaardingen, and now that the permits are final, we can move forward rapidly with the construction of these unique homes.
The Sprij buildings, the Kwakkelstein complex, and Warmelo & Van der Drift are symbols of Vlaardingen’s rich history during the heyday of the herring industry. After years of vacancy, these buildings are now being given a new, sustainable future. Many curious locals had already noticed that preservation work on the buildings had begun, as the construction site on Westhavenkade is attracting a lot of attention.
Museum Quarter Vlaardingen is part of the Rivierzone Vlaardingen, an area development project with around 2,500 new homes and amenities. In the inner courtyard surrounded by the heritage buildings, Dura Vermeer is building 82 contemporary owner-occupied homes on behalf of area developer BPD Bouwfonds Gebiedsontwikkeling.
The homes in the monumental warehouses are being developed in the mid-range and high-end rental segments and are expected to be completed by the end of 2025.

The transformation of De Gravin is well on track to add 55 social rental homes to Rotterdam by the end of this year!
Together with Novaform Vastgoedontwikkelaars, we are transforming an outdated office building into a sustainable residential complex featuring an underground parking garage, a green garden, and 7 two-story timber homes.
Contractor Van De Klok provided an update on the construction progress during a site tour and shared how they are managing the compact construction site on the ’s Gravendijkwal side. We were also very pleased with the attention given to communication with local residents through the construction app ‘bouwapp’.
The housing shortage among young people is extremely high. Housing corporation Woonstad Rotterdam is focusing on this target group with De Gravin. The studios are intended for young people up to the age of 22, and the two- and three-room apartments are for starters up to the age of 27. The homes are suitable for small households.

Last Thursday, we spoke with local residents and interested parties about our plans to develop new-build apartments on Molendijk in Oud-Beijerland. At the former Bas Hollaar fashion center, we had meaningful conversations and presented our initial plans. The neighborhood is highly engaged, and we are very positive about the many constructive discussions that took place.
The Municipality of Hoeksche Waard, RoosRos Architects, and Ooms Real Estate joined us to engage not only with the community but also with the many prospective homebuyers. The demand for housing in the center of Oud-Beijerland is clearly very high.
We will further develop our plans based on the feedback from the community. We thank all attendees for a successful evening and look forward to the next steps!
FULLHOUSE wins Westersingel tender in Rotterdam

The Municipality of Rotterdam is selling the former municipal office at Westersingel 18-20 to FULLHOUSE. The consortium, which includes the project developer, won the tender with the plan “De Herwaert” and will redevelop this location. The plan includes housing, facilities, and a beautiful garden. A pedestrian connection will improve access to the adjacent neighborhood park.
Public Sales Procedure
For the redevelopment of the municipal building, the Municipality of Rotterdam organized a public sales procedure. In addition to a market-based price, the quality of the development plan for the building and its surroundings was a decisive factor in the selection process. Fakton and Ooms Makelaars guided the municipality through the selection procedure. ECHO Urban Design, Kraaijvanger Architects, and Studio RAP are also part of the consortium as designers.
Housing and Facilities
The consortium is transforming the building into 30 residences, 540 m² of office space, and 580 m² of workshop space, which will house the ceramics workshop of De Makerij. The ground floor of De Herwaert will be vibrant and transparent, featuring “the living room” with office space in the back and a spacious lobby entrance for the residences.
From the second to the fourth floor, there will be 22 mid-range owner-occupied apartments and 8 higher-end owner-occupied apartments.
Alderman Zeegers: “With this transformation, we are adding housing while also fulfilling a long-held desire: creating a new, socially safe connection between the city center and the Oude Westen neighborhood. The green Herwaert Garden and the passage to the neighborhood park will make the city both literally and figuratively more accessible to residents and visitors. And, of course, it’s wonderful that we’re preserving existing structures and reusing materials; new construction and sustainability go hand in hand here, serving as an inspiration for future urban developments.”
Alderman Simons: “We must cherish Rotterdammers who master a craft and create beautiful things with their hands. That’s why I’m delighted that this redevelopment, in addition to providing housing and office space, will also offer a workspace for true artisans. This will be a place to live, work, and learn right in the heart of the city.”
Transformation with Westersingel Passage
With the realization of De Herwaert, a new passage will be created at Westersingel 19, providing access to the neighborhood park Het Oude Westen, located directly behind it. The passage will stand out through the use of extensive glass and 3D-printed ceramic tiles, inviting visitors to explore the ceramics workshop of De Makerij.
Path to Wijkpark Oude Westen
The plan fulfills a long-held desire to create an additional pedestrian connection from the city center through the Wijkpark to the Oude Westen neighborhood. Currently, pedestrians are limited to the busy West Kruiskade and Nieuwe Binnenweg, as there are no throughways in the 450-meter-long urban façade. The De Herwaert plan breaks through this barrier with an appealing and socially safe passage. The path through the Herwaert Garden links the green Westersingel to the Wijkpark, improving access to nature in the city center for residents and visitors. This connection will activate the park more and increase social oversight.
Green Herwaert Garden
The collective backyard, characterized by its lush planting and trees, enhances the ecological structure. A transparent pavilion will be located in the garden, offering an additional entrance to the basement of the main building where De Makerij will host ceramics workshops and courses, as well as display products.
The garden features lush greenery, height differences, and a pond for water storage. Green roofs on the pavilion and main building serve as “stepping stones” of greenery, aiming to attract birds, bees, and other insects.
Sustainability
The plan preserves the structure of Westersingel 18 and 20. The wooden structure of Westersingel 19 will be replaced with a new construction. Materials from the demolished building will be reused elsewhere in the project. Over the coming months, the consortium will develop the proposal into a final design. Construction is scheduled to begin in the second half of 2026.
Start of construction Zeeduinen is imminent

The building permit for the apartment buildings of Zeeduinen in Katwijk aan Zee has become irrevocable in the final days of 2024.
The “celebration letters” have been sent to all buyers, which means the start of construction is imminent. We congratulate all future residents and everyone involved on this fantastic news!

On October 19, alderman Ivana Somers-Gardenier of Building and Housing at the Municipality of Vlaardingen and Helma Born, general manager of BPD|Bouwfonds Gebiedsontwikkeling, signed the transfer contract with Iwan de Vries, general manager of FULLHOUSE. As a developer, builder and investor, FULLHOUSE will transform the monumental warehouses on Westhavenkade and Vetteoordskade in Vlaardingen into homes.
FULLHOUSE will transform these heritage buildings into 73 affordable and private sector rental homes and 8 owner-occupied homes. With respect for the monumental values of the buildings, FULLHOUSE is working on plans to create modern homes while retaining the special character of this historic place.

National monuments
The Westhavenkade and Vetteoordskade were of great importance during the heyday of herring fishing. Companies such as herring and salt wholesaler Warmelo & Van der Drift and shipping company Kwakkelstein were the established names on the Westhavenkade. On the Westhavenkade and Vetteoordskade there are several national monuments such as warehouses, shipowners’ houses, a cooperage and a modeling shed.
Trendy new construction
The monumental buildings surround the courtyard of the Museum Quarter, where BPD started the construction of 82 trendy new-build homes on May 7, 2024. The development of the Museum Quarter is part of the River Zone area development where the municipality of Vlaardingen wants to add between 2,500 to 3,100 homes to the city in the coming years.

Work to do
FULLHOUSE is already working on the heritage buildings, including making ten national monuments wind and watertight.

Kwakkelstein
Company W. Kwakkelstein is on a sign while walking past the metro station. The complex on Westhavenkade consists of a warehouse, shop, shipping company office and upstairs apartment. This company founded in 1737 grew into one of the largest herring traders in the Netherlands.
Boetschuur
The modeling shed is connected to the Kwakkelstein complex in the courtyard of the Museum Quarter. Also a national monument. For centuries, until the twentieth century, Vlaardingers expanded and repaired their fishing nets here. FULLHOUSE will also restore this dilapidated building with a suitable purpose for the near future.

GOOD NEWS | Agreement De Gravin signed for transforming an empty office into 55 social rental homes.
We have good news! The purchase and construction agreement has been signed for the transformation of an empty office at ‘s-Gravendijkwal 28-36 in Rotterdam into no fewer than 55 new social rental homes. The building permit is irrevocable and this means that we can start the construction of De Gravin in October 2024.
Michael de Waal (Woonstad Rotterdam), Mohamed el Achkar (Woonstad Rotterdam), Niels van Ginkel (Novaform), Iwan de Vries (FULLHOUSE) and Bas van Gompel (Van de Klok) signed the agreement. They join forces to ensure successful collaboration.
The demand for living space in Rotterdam, just like in the Netherlands as a whole, is very high. Iwan de Vries, director FULLHOUSE:
“With this development, we contribute to addressing the enormous demand for affordable housing by specifically targeting starters on the housing market. This is a transformation project in the center of Rotterdam, where we value the increase of residential density and now also tackle vacancy. It was a complicated development process with many challenges to which the Municipality of Rotterdam also made great efforts. We can all be very proud that construction is now really starting.”
The transformation of the office building is a development of the Novaform – FULLHOUSE development combination. Woonstad Rotterdam will purchase the homes and Van de Klok will realize the transformation.
Mayor Aboutaleb visits HilleHof

In 2016, the Municipality of Rotterdam prevented the Qatari former owner of the school complex on Sikkelstraat in South Rotterdam from starting a school with extremist views.
Mayor Aboutaleb personally flew to Qatar for this and with success. The Qataris abandoned their plans and FULLHOUSE transformed the school into 73 sustainable rental homes after purchase: HilleHof.
In the last weeks of 15 years as mayor, we received the mayor at HilleHof for a tour and a nice conversation about the history and transformation of this monumental complex.
The mayor was very well informed about all developments in the Landbouwbuurt in Vreewijk and was very positive about the end result of this school transformation. We thank the mayor for his visit and his enormous efforts over the past 15 years. We wish you well!
Construction of KasseNova on schedule

The construction of the apartment building of the KasseNova aan de Vaart project in ‘s-Gravenzande is becoming increasingly visible!
After 4 months of hard work, contractor Van Omme & de Groot can enjoy a well-deserved holiday during the construction holiday. After the WKO drillings, they started the piling work in April and the piles and foundations have now been poured. The basement floors of the garage can be laid after the holiday period.
66 of the 68 apartments have already been sold by our real estate team with Helm & Heus and Borgdorff Makelaars. The last apartments are under option.
We look forward to continuing to monitor construction progress after the construction holiday!

FULLHOUSE will transform the heritage buildings of Museum Quarter Vlaardingen into 81 medium-priced and private sector rental homes. We are currently busy developing homes that are equipped with all modern convenience and comfort while at the same time radiating and respecting the monumental character of this historic place.

The heritage buildings surround the courtyard of the museum quarter where BPD Bouwfonds Gebiedsontwikkeling and Dura Vermeer started the construction of 82 contemporary new-build homes in a trendy urban living environment on May 7, 2024. The development of the Museum Quarter is part of the River Zone area development where the Municipality of Vlaardingen is adding 2,500 to 3,100 homes to the city with an ambitious vision.
We will soon start the conservation work on these special heritage buildings, including 10 national monuments. Given the critical condition of the buildings, there is no time to lose.
The buildings include several special complexes, including the Sprij buildings, the Kwakkelstein complex, the Warmelo & van der Drift buildings and the modeling shed. The dilapidated modeling shed in the courtyard will be restored to its former glory and will play a central role with live/work homes and light catering facilities as a meeting place for local residents.
Start of construction celebration KasseNova

Last wednesday, after more than four years of preparations, the start of construction of 68 apartments in the KasseNova aan de Vaart project was celebrated! Together with the future residents, alderman Michiel Ferwerda of the Municipality of Westland and all partners, we raised a glass to a successful construction.
The future residents put their names and congratulations on the first pile, which was 30 meters long, before the first pile was driven into the ground. We wish Omme & De Groot every success with the construction and will regularly report on progress.

Hof van Aleida new sustainable living environment in Schiedam

Together with the Municipality of Schiedam, FULLHOUSE is committed to a new sustainable living environment in Schiedam. With Hof van Aleida, the former school building on the Oostsingel is being redeveloped into a car-free green residential courtyard.
Antoinette Laan (alderman for building & living, Municipality of Schiedam) and Iwan de Vries (general manager, FULLHOUSE) signed the purchase agreement on March 13, 2024 for the development of 17 homes within a 10-minute walk of Schiedam Centrum station.
Hof van Aleida will be an inclusive project, where living is accessible to everyone. Due to the variation in homes, the plan offers space for starters, families, move-ups and seniors.
When realizing the homes, transformation is combined with new construction. Through an innovative and circular method of prefab construction, the two-storey single-family homes are built sustainably with minimal impact on local residents during the construction process.
The result will be a sustainable living environment where meeting residents in the communal garden will be central. The sales process will start soon.
The realization of Hof van Aleida is scheduled to start in the fourth quarter of 2024.

Together with urban partners in the field of building and living – housing corporations, investors, developers, builders and the Municipality of Rotterdam, we have signed the Continued Building Agreement 2023-2026.
FULLHOUSE will do everything it can to contribute to 3500 new Rotterdam homes per year, 65% of which fall in the affordable segment. An enormous task for all parties involved, especially given the changing circumstances in the housing market.
In the meantime, we are rapidly building Hillehof. This year we will deliver 73 rental homes near Zuidplein in a transformed monumental school complex. And in the first quarter of 2024, we intend to start construction on De Vaan, a high-quality apartment building in Vreewijk. We will keep you informed of all progress!
Fullhouse and OBA will work together for development in M4H Rotterdam

Fullhouse has purchased several plots at Van Helmontstraat and Vierhavensstraat in Rotterdam. Together with seller OBA BV, the area will be redeveloped into an attractive living and working area in the Marconikwartier of the Merwevierhavens district.
Seller OBA is an early entrepreneur in the area that will undergo a metamorphosis in the coming years. OBA has been active on Van Helmontstraat for over 15 years as a provider of safety courses and is still located at the location with its own office.

The school complex on the Sikkelstraat and Ploegstraat in Rotterdam-Zuid exists 100 years this year!
A century ago, the largest school complex in Rotterdam was built and this year FULLHOUSE is building the 73 homes that will give the complex a new purpose.
Almost all wooden frames have been installed and the adjustable frames are made for the aluminum frames. The test houses have been completed and the first stairs have been placed. We are on track to deliver the first homes this year.
In the immediate vicinity of Vreewijk, social housing stock is dominant. With HilleHof we will connect to the existing stock, increase diversity and at the same time offer opportunities for social climbers who want to make a living career in their own neighborhood.

New construction plans enrich Katwijk aan Zee

On the Zeehos site, Fullhouse and Van Omme & De Groot are working in collaboration with MIX Architecture on the development and realization of two apartment buildings, which will offer future residents an unprecedented living pleasure in a special dune landscape.
To this end, the purchase agreement was recently signed with Stichting Het Raamwerk.
After completion, the first building will form a striking beacon near the roundabout at the end of Parklaan. A total of 24 apartments will be realized here, varying in size from approximately 80 m² to 240 m² living space overlooking the colorful dune landscape and also with sea view from the 4th floor.
The second building has an exclusive location on top of the dune, right on the Boulevard. Here the residents get a panoramic view of the North Sea. In addition to its unique location, the building will also have a very luxurious appearance. The 12 apartments on the first 3 floors, all with sea view, are approximately 95 to 175 m² in size.
