De Graaf

Redevelopment of an office building into a sustainable residential building

  • Rotterdam
  • 54 houses
  • 2021-2024

Fullhouse and Novaform Projectontwikkelaars are working together on the redevelopment of the office building at ‘s Gravendijkwal 28-36 in Rotterdam.

There is a great need for housing in the Randstad conurbation. On the ‘s Gravendijkwal in Rotterdam’s city centre, we are going to transform a dated ’80s office building into 54 homes with 26 parking spaces in an underground parking garage and a bicycle shed for 130 bicycles. All homes will be realized very sustainably with energy label A. The location near the center of the city center makes this an excellent location for transformation

Klunder architecten is responsible for the design and engineering. The architect, in consultation with the municipal urban planning department, has retained much of the original design so that there is a good connection with the existing buildings on ‘s Gravendijkwal.

The inner garden and the roof terrace are designed by Stijlgroep Landscape. Both places will have a joint (roof) garden with lots of greenery. Together with the preservation of the existing trees, De Graaf will become a green oasis of tranquility in a busy city.

The Final Design has now been completed and will be supplemented with the reports for the permit. We presented the design to local residents in May. There was a positive response to the design and the new plans for the location.

We will start construction at the beginning of 2024.
